Is $2,900 to install a ridge vent and ice and water shield around chimney a fair price?
Project Details
I inherited this house a few years ago and discovered a huge mold problem throughout. I've also found a leak near the chimney, which I believe is due to the roofers who worked on the house in 2022 not replacing the lead and possibly not installing the ice and water shield correctly around the chimney (they only put 6 feet, and I don't think it's done correctly or isn't around the chimney). I'm trying to ventilate the attic and fix the chimney leak before proceeding with mold remediation. There's only one functional gable vent in the attic, with two others boarded up. The original roofer is shady, and the chimney lead wasn't included in their previous contract with my mother. I need explanations to be simple as I don't understand much about this.
Quote Details
This quote covers two primary services to address attic ventilation and a chimney leak: - Install a ridge vent: This is intended to improve attic ventilation by allowing air to exit, complementing the existing gable vent that lets air in. - Install an ice and water shield around the chimney: This aims to fix the leak near the chimney by providing a protective barrier. The roofer will install as much as possible.

Repair a roof leak around the chimney
This quote is for repairing a roof leak around the chimney area. The issue is believed to be caused by faulty step flashing. - Repair Area: Around the chimney corners - Existing Damage: Water getting inside the attic, some wood rot - Proposed Cause: Step flashing issue - Included Work: Replacement of new shingles, wood, and step flashing in the affected area - Alternative Theory (Homeowner's Note): One roofer suggested water could be coming through corner boards of the siding, but I do not believe this is the case as other homes in the neighborhood are similar.
