Is $5,500 to remove old deck and build new 600 sqft treated lumber deck a fair price?
Project Details
We currently have a 10x10 deck off our backdoor that is original to the house, about 20 years old. We want it removed and a new deck extending the entire length of the back of the house added, brought out 2 more feet, for a total size of about 12x50 (600 square feet). We have a guy that has done a lot of work on our house (painted, remodeled a bathroom, replaced trim) and he does a fantastic job, which is why we trust him. The problem is he quoted only $5,500 for this new 600 square foot deck, including labor and materials. We don’t plan on staying at this house more than 5 years, so he is quoting with cheap treated lumber. Still, that seems incredibly low. The deck is only a foot or two off the ground but it is sloped a bit. He is a self employed general contractor and claims he’s done many decks. He is older so he won’t do high ones anymore but said he’d do ours because it was close to the ground. We did get another quote during the height of Covid prices and it was a little over $15k. Another guy put in a wood fence for us, took measurements for the deck and never got back to us. We were expecting the quote to be in the $10k-$20k range. He is doing a couple other projects for us that I feel like he might have over quoted on, so maybe he was just trying to reel us in with the low deck cost and charge more on the other projects to make up for it. The quote includes railing all the way around, but does not include stairs (we are trying to decide between one or two sets) or privacy fencing on the left and right sides.
