Is $10,000 to convert the porch into a small sunroom a fair price?
Project Details
My small front porch wasn’t properly leveled, which causes water to pool on the surface—especially near the side next to the house. I recently applied new caulking around the edges after noticing gaps in the old sealant. After a few rainstorms led to some drips in the basement, I suspect this may be the cause. I'm sharing this here in hopes someone might have alternative suggestions that won't break the bank.

Add a four-season sunroom by enclosing an existing patio
This quote is for adding a four-season sunroom by enclosing an existing attached covered patio. The sunroom is designed to be well-insulated for year-round temperature maintenance, specifically to stay cool in summer using central air from the main house. According to the contractor, this project does not require a permit as it involves enclosing an existing structure rather than adding a new one. It will also not be counted toward the official square footage of the house. Existing fans and outlets are already present, so no new electrical permit is needed. HVAC is not included in this quote.
