Is $100,000 to install a 12'x16' single pane 3 season room a fair price?

Project Details

I'm considering getting a 3 season room installed over my existing deck in the backyard. I live just outside of DC in Northern Virginia, so the weather is fairly mild but can get up to the mid-90s in the summer and down to the 20s in winter. I've gotten 2 quotes and they are much higher than I expected, but I do live in a "nice" neighborhood so I assume there would be a mark up. I can't decide if it's worth spending about $100k to have a nice usable space for the next 20 years or, as my sister recommended, going on a $5000 trip every year and coming up even! I'm not looking to make any money off of it. I guess the idea is more to take the pain away from paying $100k since it's much more than expected. My house is fairly new, built in 2017, and we moved in 2019. I doubt it would be up for a tear down in 20 years, so I would likely sell the house for the house, not the lot, like most of these other houses that you're talking about. I also get the idea that we'd have 20 years of enjoyment out of it. I just don't want to regret paying so much for just another storage room or mud room if it ends up being not so usable. We could opt for double pane and just make it into a 4 season room, but that's going to be another huge upcharge.

Add a four-season sunroom by enclosing an existing patio

This quote is for adding a four-season sunroom by enclosing an existing attached covered patio. The sunroom is designed to be well-insulated for year-round temperature maintenance, specifically to stay cool in summer using central air from the main house. According to the contractor, this project does not require a permit as it involves enclosing an existing structure rather than adding a new one. It will also not be counted toward the official square footage of the house. Existing fans and outlets are already present, so no new electrical permit is needed. HVAC is not included in this quote.
