Is $11,500 to replace roof with architectural shingles a fair price?

I inherited a house worth 225k that I'm putting on the market soon. The roof is 22 years old with minor water damage in the living room so I know it needs to be replaced. I'm looking for advice on if Ridge Vents, Drip Edge Flashing, and Chimney Flashing are critical areas to pass inspection when selling a house. I'm confused at why one quote omits them, and the other lists them as 'optional'. I also assume there will need to be wood replaced considering the leak, which is quoted at $85 a sheet.
