Is $50,000 to replace roof, gutters, and skylights a fair price?
Project Details
My parents' house had its roof replaced. We received 5 bids, with others around $37k, but chose the highest at $50k due to the company's strong recommendations, thoroughness, and great reviews. I was shocked by the appearance of the lower roof section, which has a flat textured surface with ripples, wrinkles, and visible seams instead of shingles. The company only mentioned it was a low-slope roof needing extra ice and water protection, not that it wouldn't have shingles. I also noticed I could lift shingles by hand near the new gutters, a lot of visible metal, messy-looking metal and gutters at roof lines, and unattached shingles at one lower peak. The previous roof was at least 30 years old and had no texture left. The skylights were very expensive. I expected the roof to look like it did before, with shingles, and the current 'commercial roof' look bothers my design sensibilities because it's so visible. I'm glad to hear from others that these aspects might be normal. This company was the only one to mention adding exhaust vents. The estimate was very detailed, even listing nail lengths, which is why the low-slope roof appearance was so surprising. I'm also wondering about the original downspout that went over the roof to the lower gutter, and the new gutters are bigger than the old skinny ones.
