Is $60,000 to replace a 21-year-old roof on a two-story building a fair price?

I am a new property owner and co-own this building with my business partner. We've been experiencing leaks more frequently over the past year or two. My business partner was initially convinced we didn't need to replace the roof and could continue patching, but I was concerned about operating on borrowed time and the risk of a massive leak or roof collapse. Every roofer I've consulted has recommended a full replacement due to the roof's age (21 years), multiple leaks, granular loss, missing shingles, and shoddy original work. I received 5 quotes, and this $60,000 quote was the cheapest, and the roofer comes highly recommended. I've shared the feedback from roofers with my business partner, and he is now convinced the roof needs to be replaced. I'm trying to learn as much as possible about property ownership and roofing.
