Is $22,000 to fully replace the roof a fair price?

Project Details

I started getting a small leak in my living room, about 3ft to the inside edge of my solar panels. I had budgeted for a full roof replacement in mid-2026. I'm questioning if it's possible to patch the roof given the condition of the shingles, or if a full replacement is truly necessary. I'm also concerned about a 'hump' on the ridge, wondering if it's another 'surprise' from prior owners. Rain is infrequent in SoCal but can be heavy. I will be inspecting the roof and the internal garage underside later today. I have permit application engineering diagrams from the solar panel installation and copies of all permitting done by previous owners, including structural engineer sign-offs.
