Is $24,843 to full gut bathroom renovation (labor only) a fair price?

I am getting a quote for a 5x10 full gut bathroom renovation just outside NYC. The contractor initially gave me a rough estimate of $15-18k, but the final quote came in at just under $25k for labor. The quote is strictly for labor and building materials; I would be purchasing all fixtures, tiles, vanity, toilet, etc., myself. I might save money by using my own electrician friend for the electrical work, doing the demolition myself, and potentially not pulling permits.

This quote is for a full gut renovation of a 5x10 bathroom, primarily covering labor and building materials. The homeowner is responsible for providing all fixtures, tiles, vanity, toilet, etc. The scope includes: - Dump Trailer & Dump Fees - Demolition: Remove all materials down to joists and studs, including subfloor (if needed) and entryway door, moldings, and jamb. - Framing: - Install new subfloor using glue and screws. - Insulate exterior wall and ceiling (R15 and R21/30). - Install vent fan line and vent to exterior via roof. - Remove wood studs (if possible) in wall bordering bedroom and install homeowner-provided pocket door kit. - Re-secure sheetrock from bedroom side. - Adjust framing for square walls. - Frame out a half wall (approx. 32" wide, 42-48" tall) for a 27" shower opening. - Build a 12" wide bench seat extending the full shower width. - Install shower niche. - Install shower curb. - Install additional framing for glass company hinges/brackets. - Frame out area for recessed medicine cabinet. - Lay tar paper over plywood subfloor and up walls. - Mix and pour shower base. - Waterproof shower base using waterproof membrane. - Mix and pour sloping shower base. - Waterproof entire shower area using RedGuard. - Plumbing: - Remove and relocate toilet water and drain lines to vanity wall (32" opening). - Remove and relocate vanity water and drain lines to the right for new vanity location. - Remove and relocate shower water and drain lines to the right slightly for new shower footprint. - Drain hot water heat line, cut out line, reconnect below subfloor, refill system and test. - Rough in new shower set. - Price includes all plumbing finishes. - Electrical: - Replace switches at entrance with 2 white decora switches (one for recessed lights, one for vent fan). One switch will be a dimmer. - Replace two recessed lights with 6 inch LED lights. - Replace vent fan. - Remove GFCI outlet and switch to the right of vanity and relocate to the left of new vanity. The switch will be a dimmer. - Remove and relocate vanity light to the right to be centered on new vanity. - Run two new home runs from electrical panel to bathroom. - Install outlet by toilet for bidet seat. - Install wiring for radiant floor heating system and thermostat (per manufacturer specs). - Price includes all electrical finishes including switch plates. - Sheetrock: - Install mold and mildew resistant sheetrock on ceiling and up the chute where skylight is. - Install cement board on walls around entire bathroom including shower area and floor. - Tape all cement board seams. - Tape and spackle all new sheetrock (3 coats). - Sand and prep for paint. - Paint: - Prime ceiling (two coats). - Paint ceiling white (two coats). - All paint to be Benjamin Moore kitchen and bath paint to resist mold and mildew. - Tile Work: - Tile shower walls. - Tile shower niche. - Tile floor. - Grout all new tile. - Fine Woodwork: - Install moldings around new pocket door (inside and out). - Fill, sand, and paint all trim semi-gloss white and caulk. - Install recessed medicine cabinet. - Install one towel bar. - Install one round hand towel holder. - Install one set robe hooks. - Install one toilet paper holder. - Touch up all paint. - Materials: All material bought from local lumber yards. - Permit Fee: Building department application and plans to be drawn up and submitted to the homeowner.
