
Is $17,787 to build a free-standing composite deck a fair price?
Project Details
We got a quote from a contractor who seems committed to building to high standards. I'm looking for feedback on whether the quote seems reasonable and where I can compromise to save money, as it's beyond my budget. My house is 120 years old, so I don't want to compromise its fragile structure by attaching the deck to it. The deck will also double as a stage, which is why it has an angled cut. The overall basic dimensions are 198 inches long by 176 inches wide.

This quote is for the construction of a new free-standing deck, including demolition of existing structures and all materials and labor. - Demolition: Remove existing wood landing and stairs located in the new deck construction area. - Foundation: Free-standing deck, not attached to the existing house. - Foundation: 13 - 20" x 20" concrete footers to support deck perimeter and central support beam. - Framing: All pressure treated construction. - Framing: 6x6 posts set on galvanized post bases. - Framing: All 6x6 support posts notched to support deck structure. - Framing: One central double 2x6 beam on max post spacing 48" OC. - Framing: Double 2x10 perimeter framing. - Framing: 2x8 joists set 16" OC attached with joist hangers on ends and spanning central beam for direct load bearing. - Framing: 4x4 ledger extensions attached to perimeter framing to support one wrap-around step. - Decking: 5/4 x 6 composite decking. - Decking: Attached with hidden deck fasteners on main deck / surface screws on perimeter and stair treads. - Decking: Layout as per plan with additional deck trim to cover exposed ends at step area and to provide toe space at top step. - Other: Extend downspout to run through deck into under deck drain line. - Allowance: Decking @ $5.50 /LF ($3,432). - Includes: Materials & Labor.
