Is $50,000 to build a 16x24 deck with underdeck patio a fair price?
Project Details
I am looking for feedback on both the cost and layout/design of the project. My house has a walkout basement, and the basement slider door is directly under the main level slider. I have received other quotes ranging from $90k to $150k, so this $50k quote seems almost too good to be true, but it's still a significant amount of money. I am trying to determine if $50k is a realistic price for this scope or if I should expect change orders or shortcuts. I am also questioning if a 16x24 size is sensible or overkill, as anything smaller feels like it might compromise usability for a grill, seating, and kids. For the under-deck area, I'm considering stamped concrete versus pavers and want to know if there are strong reasons to avoid stamped concrete due to cracking, freeze/thaw issues, or slipperiness. Regarding decking, I'm weighing PVC versus composite and wondering if PVC is truly worth it or mostly marketing. I'm also seeking input on any design or layout red flags from the attached image, such as stairs/landing placement, traffic flow, wasted space, or railing/drink rail choices. For the waterproofing, I am being quoted for a zip up system, and Trex Rainscape sounds good.
