I got a free inspection from a large company because my AC was not able to cool my home, and the system was frozen. The house is over 60 years old. The inspection found that the current ducting system was severely deficient and looked DIY, with old circular registers, flex ducting secured with zip ties and tape, and one register not even attached to ducting. They recommended redoing the entire ducting system and replacing the AC system, with the total cost around $35,000. I had previously received quotes for ducting alone between $5,000-$8,000, so the $20,000 quoted for ducting seems very high. The attic space is tiny, making it difficult to maneuver. I am considering purchasing this house.
