Is $30,200 to commercial-grade dual-zone ductless mini-split ceiling cassette system a fair price?

Project Details

I lease a 4,600 sq ft concrete building in South Carolina. The 800 sq ft subleased space with 15ft ceilings is not cooling effectively despite being tied to the main unit. My subtenant is complaining, but at $30,000, it would take 3 years of rent to pay for this upgrade. I am considering modifying windows for portable AC units instead.
