Is $10,000 to spray foam the attic a fair price?
Project Details
My 1920s cape cod has no overhang for soffit vents. It has 2 gable vents in the upper part of the attic space and a ridge vent. I am having a hard time keeping the upstairs a good temp for our newborn and need solutions. I understand there is no insulation above the second story living space. I am not a fan of the spray foam idea. I have lots of insulation leftover from a previous project and am looking for ways to properly ventilate the space or maintain the temperature.

Spray foam insulation for garage ceiling and attic
This option involves a spray foam application for insulation. - Remove existing batting - Spray foam entire garage ceiling and joists - Encapsulate and spray foam upper level of attic (above bedrooms) - Leave other side of main living attic alone with loose fill - Seal off a portion of vents (ridge vent and gable would be removed) - Company offered an open cell, fire rated option
Spray foam attic with open-cell insulation
This option includes the removal of existing blown-in insulation and the application of open-cell spray foam insulation to the attic roof line. This type of foam is considered standard in the South due to its performance in hot-humid climates. It offers several benefits over closed-cell foam, including: - Safer Moisture Behavior: Allows the roof deck to dry inward and reveals roof leaks. - Avoids Structural Stress: Flexible and low-density, it does not shrink or pull on roof decking. - Better for Retrofit Fit & Air Sealing: Expands significantly (approx. 100x) to fill gaps completely. - Easier to Modify Later: Soft and easy to remove for future work. - More Cost-Effective: Achieves excellent thermal and air-sealing performance for significantly less money.
