

Is $5,000 to spray foam insulation for garage ceiling and attic a fair price?
Project Details
I am desperately needing improvements to our 1960s split-level home with bedrooms above the garage. Quotes have been for different techniques, and I cannot decide which direction to go in. I also need advice on the fire rating of any of this in AL, as I don't want to get dinged on resell and value my family's safety first. For the spray foam option, I have concerns with plumbing, HVAC, and electrical running through. I also worry about moisture with the retrofit if a portion of vents are sealed off and the ridge vent and gable are gone, and I have concerns about off-gassing. I know spray foam is a big thing these days, but it just makes me nervous. I had not considered the crawlspace. I still haven't decided which route to take. I don't think the third solution fully solves the problem.
