Is $21,000 to remove all blown-in insulation and replace with open cell spray foam in the entire attic a fair price?
Project Details
I live in Wisconsin and have issues with ice dams. I had three insulation companies use thermal imaging and readings in the attic. It appears I have air seal issues where heat from my living area is seeping into the attic, and not enough blow-in insulation (currently 15-18 inches, should be 20 inches). My home is a new build, and the insulation is only 5 years old, but it wasn't done well during construction. I've received three similar quotes and am looking for the better value option, as I'm unsure if using all foam is worth the extra $5k. I'm also concerned about potential issues with spray foam in attics, specifically if it makes homes harder to sell due to hidden issues. My home is fairly large, measuring 3900 sq ft including the three-car garage, and I am in the Madison area.

Spray foam attic with open-cell insulation
This option includes the removal of existing blown-in insulation and the application of open-cell spray foam insulation to the attic roof line. This type of foam is considered standard in the South due to its performance in hot-humid climates. It offers several benefits over closed-cell foam, including: - Safer Moisture Behavior: Allows the roof deck to dry inward and reveals roof leaks. - Avoids Structural Stress: Flexible and low-density, it does not shrink or pull on roof decking. - Better for Retrofit Fit & Air Sealing: Expands significantly (approx. 100x) to fill gaps completely. - Easier to Modify Later: Soft and easy to remove for future work. - More Cost-Effective: Achieves excellent thermal and air-sealing performance for significantly less money.
