Is $120,000 to extensive kitchen remodel and first floor renovation (GC labor) a fair price?

We're doing an extensive kitchen remodel and removing walls, at least one is structural so engineering, beams, and possibly a pillar are needed. Likely another 80k total for all materials such as cabinets, counters, appliances, lighting, etc. This is the first of several GC estimates. I assume the microwave venting can be swapped for a vented cooktop hood. Our built in microwave won't be vented. What other information do you need? Happy to supply it if I can.

Estimate for general contractor labor for an extensive kitchen remodel and first floor renovation. Includes: - Permitting: Obtain building, plumbing, and electrical permits; supply structural engineering for steel beams. - Dust protection / Demolition: Supply and install floor and dust protection; remove existing kitchen to framing, specified walls (including structural), and closet; remove/relocate pumping and heating to second floor; temporarily support second floor and remove walls between kitchen, living, and dining room. - Framing: Supply and install 8" flush steel beams, 4" x 6" PSL post, and 4" steel lolly columns in basement (with concrete footings); frame for new window; supply and install new walls. - Window: Supply and install Harvey Classic awning window at kitchen sink; supply and install exterior trim and siding. - Rough Plumbing: Remove/relocate existing plumbing; supply and install new plumbing; supply and install Oatey ice maker box connection, gas piping for range, and plumbing venting through roof. - Rough Electrical: Remove/relocate wiring; supply and install dedicated circuits (refrigerator, microwave, range, dishwasher, counter outlets); supply and install 10-5" LED recessed lights and under cabinet lighting; supply and install plugs and switches to satisfy code. - HVAC: Supply and install microwave venting to exterior. - Heating: Supply and install baseboard and toekick heater. - Insulation: Supply and install R-15 Roxul in exterior walls (with vapor barrier), R-39 fiberglass in ceiling (with vapor barrier), Roxul fires/draft stopping, and firecaulking. - Wall/Ceiling: Supply and install 1/2" gypsum blueboard and 1/8" plaster skim coat. - Finish: Install owner supplied cabinets, countertops, knobs/pulls, baseboard trim, window and door trim, and tile backsplash. - Appliance Installation: Install owner supplied sink faucet, dishwasher, gas range, refrigerator, and microwave. - Finish Electrical: Supply and install LED under cabinet lighting, standard white toggle switches/wall plates, and standard white GFCI/outlets/wall plates. - Paint (entire first floor): Sand, fill, caulk; supply and install latex primer and two top coats on walls, ceiling, and trim. - Flooring: Supply and install 2 1/4" white oak flooring patches; sand and refinish entire first floor. - Sanitation: Supply waste removal.
