I have an interior entrance to an encapsulated crawlspace with a concrete floor, which is like a 4 ft high basement. After heavy rainfall, I notice a water puddle in one corner. I initially called crawlspace encapsulation companies, thinking they could patch the entry point. One company suspected groundwater was entering from the main water lines entrance and said they couldn't do a permanent solution, suggesting a plumber might fix it from the exterior, but that's not guaranteed. I'm unsure if their proposed solution is an upsell. I've since confirmed water is entering from the main water line entrance and another spot in the same corner during heavy rainfall. I'm considering addressing drainage issues first, like redirecting the downspout further from the house, as water pools between my house and my neighbor's house due to grading. I'm seeking advice on whether crawlspace walls should be waterproof, if redirecting downspout water or adding a french drain is the right first step, if I should call a plumber, and if the crawlspace company's solution is reasonable. The water amount is currently small, but I want to address it before it becomes a major issue. The water appears to be coming through the block wall, specifically near the water main line and potentially elsewhere. I haven't removed wall insulation to investigate further. I'm also wondering if I should get another assessment from a different basement/waterproofing company.
