I got a roof inspector out to check the 'new' roof installed by a previous contractor, as it wasn't professionally done and had many mistakes. My gut feeling was right; they didn't replace the roof but just added two extra layers, resulting in 4 layers total, which is out of code and potentially dangerous. I've taken this report to my realtor and am negotiating with the seller. They can either replace the roof with one of two contractors I have quotes from before closing, or pay us the quote amount plus $10,000 in case other issues are found. I'm also planning to report the first contractor's license to the state and potentially the house for being out of code if we don't close. I'm glad I checked everything instead of just trusting the previous licensed contractor.
