Is $10,000 to replace entire roof a fair price?
Project Details
I just had my entire roof done. The portion on my front porch, right below a bedroom window, is the only part I can easily access to see up close. This was the last thing they did, and they did it while I was working this morning. This crew they used for my job was horrible. I have only paid 25% of the total cost, as that was the agreement to pay up front. I just went out and verified with the garden hose that water runoff does not drip into the gutters; it simply misses them entirely and goes straight to the ground. I might consult an attorney as this could have serious implications for my foundation. This wasn't even the lowest bid I received. I got 8 or 9 quotes that ranged from $7-17k. I chose this company because it's a reasonably big company with great reviews and had done work in the neighborhood that I was able to check out (albeit, from the street). So, I feel that I did all I could do as far as doing my research on a company and choosing a quote. I'm beyond frustrated. This is exactly why I DIY everything. I have not paid in full. I took more pictures too of areas that I didn't get before, and it is worse the more I look.
Quote Details
The quote was for an entire roof replacement. The homeowner has significant concerns about the quality and execution of the work, specifically noting the following issues: - Roof sheets and cap pieces are made of metal sheets layered overtop of one another, which the homeowner describes as looking "trashy." - Siding was cut at the bottom and slid up under the flashing, left looking unfinished, raising concerns about it ripping off due to high winds. - The new roof design causes water runoff to completely miss the gutters and go straight to the ground. - Two vents on one side of the house were eliminated during the replacement.
