I live in a 9-year-old terraced house, timber frame with outer brick, 3 storeys, with a single-pitch tiled roof and concrete capping. Three roof vents (serving two bathrooms and an airing cupboard) have recently started leaking during heavy rain. The roof has been trouble-free until now. Several neighbors in identical houses have had similar issues, and a roofer I spoke with believes the original roof work in the estate was rushed. I definitely need the vents fixed, but I'm unsure if the preventative capping work is a sensible spend now, hoping for 10+ years of hassle-free roof, or if it's overkill since it's not currently leaking.
