Is $30,000 to install a torch on membrane roof a fair price?
Project Details
I have been getting several quotes for a new roof. My roof has simple geometry, with two flat planes and a chimney in the middle. I'm trying to understand if there's an advantage to torch on membrane that I'm missing, as metal seems like the clear choice. I'm also wondering about required maintenance for metal roofs, specifically if they need repainting to last 50 years. The ice/water shield layer is already part of the quote. I'm in the Pacific Northwest, so we get a lot of rain but not much ice or snow. I'm also asking about "Roofnado Storm tread XW" and different underlay options. I'm in a fairly high cost of living area. For the metal roof, I know it's a "concealed fastener system" and 24 gauge with synthetic underlay, but I need to get more info on whether it's "Mechanically seamed" or "standing seam clips".
