

Is $100 to repair peeling flashing a fair price?

My townhome is 7-8 years old. A door-to-door salesman approached me, claiming I needed to replace the flashing at the top of my townhome for $100. I wouldn't have noticed this issue if he hadn't pointed it out, and there are no leaks. I'm trying to determine how urgent this repair is and what the typical cost would be, as I've learned to get multiple opinions before making home repair decisions. I found several red flags with the salesman, including a non-company vehicle (Honda Civic with a ladder), no online presence for his company, and his insistence on the urgency of the repair. I don't have an HOA here in Ontario.
