Is $52,000 to replace entire roof with new soffit, drip guards, vents, and shingles a fair price?

Project Details

I have an eight-year-old new construction house with asphalt shingles. We noticed we had lost a few large shingles after a storm, so we called for an estimate on a repair. The first two companies couldn't help quickly. The third company's salesman spent three hours reviewing the roof and showed a video indicating the shingle adhesive was no longer holding due to poor ventilation and heat, which was also destroying granules. The missing shingles are from the peak. I'm skeptical about the full replacement recommendation, especially with the high financing cost (10 years at 9.9% interest, totaling $80,000) and pressure to sign quickly due to a 10% off coupon expiring soon. I believe it could be solved with new adhesive, at least temporarily. I am calling my insurance company tomorrow to see what they say about the $50K or $7K options.
