



Is $6,447 to perform a roof replacement a fair price?
Project Details
I have lived in a semi since 2008 without any issues. My roof was redone in 2017 for around $3300, and almost every year since, it leaks once the snow melts in spring. It never leaks from rain, only after winter when things melt. I've complained, and roofers have tried to fix the problem area, but it persists. I keep paying for new venting, insulation, drywall replacement, and repainting, but it feels like a waste. I want to get it fixed as well as possible, either to sell the house or if I decide to stay. An inspector suggested the original 3/8 decking underneath is likely the issue, recommending thicker plywood due to spongy areas and dips where leaks occur. I'm considering adding heating cables if I stay to prevent ice damming. I'm frustrated that I had no problems for a decade, and now it leaks every year since the 2017 roof replacement, and I just want this issue resolved.
