


Is $6,447 to perform a roof replacement a fair price?
Project Details
I have lived in a semi since 2008 without issues. My roof was redone in 2017 for around $3300, and almost every year since, it leaks once the snow melts in spring. I've tried roof raking, but it still leaks unless the winter is extremely mild. It never leaks from rain, only after winter when things melt. I've complained, and roofers previously ripped up the problem area and did some work, but the issue persists. Last winter was particularly bad, leading to ice damming and leaks again. I've been paying for new venting, insulation, drywall replacement, and repainting, but it feels like a waste as the roof keeps leaking, which might make it hard to sell my house. I want to fix it as well as possible, whether I sell or stay. An inspector suggested the original 3/8 decking underneath is likely the cause, being spongy with visible dips where leaks occur. If I stay, I'd also consider installing heating cables to prevent ice damming. It's frustrating that I had no problems for a decade, and now it leaks almost every year after the 2017 roof re-do. I just want this never-ending issue resolved. I have a video showing the interior when the roof is leaking in spring.
