I’m in a high cost of living area. We noticed a small leak in one spot in the ceiling. The roofer said the rest of the roof seems okay for now, but I’m second-guessing whether it’s worth doing a targeted repair or just replacing the entire roof since we’re already spending thousands. The house seems to have multiple shingles fall off, especially during high winds. I'm looking for guidance on whether the price seems fair, if the damage suggests broader problems, and at what point a full replacement makes more sense.
