




Is $12,000 to replace 4,500 sqft of asphalt shingles on my roof a fair price?

Earlier this year, I had a door-to-door roofer inspect my roof, and they ended up damaging my boots and vents, causing leaks everywhere the next week. My insurance wouldn't cover any of the damage, so I decided to take a different approach to save money. I vetted a good crew, ordered all the materials myself, and essentially acted as the foreman for the job. I even got them to put ice and water shield over the entire roof, though I'm not sure if that was the smartest move in hindsight. This route was less than half the price of what traditional roofers wanted, but it does come with the risk of not having a warranty outside of the manufacturer's warranty. To mitigate this, I read every sheet of the product specifications, watched YouTube videos, and made sure I was super comfortable with the crew. I casually quizzed the crew lead on install guidelines and even visited one of his previous jobs. I also leaned on the sales rep at the supply house for help with material needs. My house is in Atlanta, on a couple of acres, and we bought it a few years ago for $600k-$700k. It hadn't been touched since the 90s and needs a lot of work. We plan to paint and limewash the dated pink/orange brick later this year.
