Is $7,000 to install a Modified Roof System a fair price?
Project Details
I am a new homeowner looking to replace my flat roof. I received quotes ranging from $6500 to $18k and chose a contractor with very good personal reviews from people I know. The current chimney is causing leaks in a bedroom closet due to constant cracking of the cement around it, and it needs to be taken down to the roof line (keeping the sewer stack in place and updating the pipe). I was presented with two options: a Modified Roof System and an EPDM Roof System Installation. I don't have much knowledge in this area and am nervous about which option makes the most sense. Financing is available, including 0% financing, and I would need to finance half of the second option to make it manageable. The quotes seem similar, but one requires maintenance on me, while the more expensive one I was told wouldn't require it.
