




Is $3,000 to clean and add R38 blow-in insulation to attic a fair price?

I had a company quote me for adding insulation to my attic. The contractor mentioned he couldn't add insulation because there are no lower intake vents in my roof (I only have vents closer to the ridge and no soffits). I live in Seattle where it doesn’t get too hot during the summer, so I'm questioning if his assessment is correct. The quote was $3,000 for cleaning and adding R38 blow-in, which sounds super pricey to me, especially since he said he couldn't do it. My house is 1300 sq ft, and the attic is pretty small, so $3,000 seems high. I'm hoping to eventually make the attic a living space or a small office, so I'm considering investing in air sealing the roof plane. I'm also thinking about doing some of the work myself, like vacuuming and laying bats, and I'm wondering about the effectiveness of rockwool or fiberglass roll-in compared to blow-in, which seems messy. I'm also curious if I can do spray foam myself and if the contractor's recommendation of R19 over R38 due to moisture concerns is correct. My furnace is in the basement with the heat pump outside, so there are no ducts in the attic.
