Is $10,000 to paint the exterior of my house a fair price?

Project Details

I hired CertaPro to paint the exterior of my house, but they subcontracted the work without my knowledge. The crew cut corners, failing to properly wash, scrape, or prime areas before painting, leading to painted-over spider webs and plant material. They also did not prime new raw cedar siding. I observed them scraping paint directly onto the ground without tarps, which was concerning given the house was built in 1927 and required LeadSafe procedures. I took pictures of all issues. After I raised concerns, they returned to fix some problems, including scraping peeling paint and spot priming. I signed off after they supposedly fixed everything. However, I am upset because they did not follow the LeadSafe guidelines stated in the contract, potentially contaminating my yard and child's play area with lead paint chips and dust. They also used a different type of Sherwin-Williams caulk than specified. I asked for the LeadSafe charge to be removed from the $10,000 invoice (I've paid a $5,000 deposit), but they refused, claiming they fixed the problem and provided additional work without charge. I am seeking opinions on whether it was wrong to ask for the LeadSafe charge removal, what future issues might arise from improper washing, and if it's worth taking them to small claims court to get my deposit back and honor their warranty.

Paint house exterior

- The project will be Supervised by our Crew Leader and Managed by our Production Manager- Remove all objects from the work area before work commencement, and cover anything that must remain in the work area where the work is being done- Lightly pressure wash all the areas to be painted with Simple green/bleach to remove any mold, dirt or oxidation (please make sure all the windows are securely closed)- Cover any surrounding foliage, walkways, decks, etc. with canvas drop cloths and plastic- Mask the windows and doors to prevent any over spray- Remove the downspouts to properly prep and paint the corner boards (if applied)- Scrape all loose/flaking paint- Lightly sand the wood, and feather out any large blemishes- Spot prime where needed using Fresh Start water base primer- Caulk all cracks and joints with Premium caulk/sealant MAX FLEX- Putty all nail holes- Repaint the Siding and Trim with two coats of Benjamin Moore Moore Guard for trims and Woodluxe Waterbase for siding- Clean the windows with Windex and paper towels- Reattach the downspouts- Clean any debris daily created from the painting process
