Is $4,700 to replace delaminated roof sheathing with new plywood a fair price?
Project Details
My contractor is replacing our roof as part of a renovation. The original roof sheathing plywood has delaminated, and he wants us to replace it. Given the cost of materials, this seems totally exorbitant; the house has a simple side-gable construction with no complicated gables or dormers, and the footprint of the building is not a big roof. This is Seattle, so a HCOL area as well. I've authorized the work. The roofers are a sub for our GC, so I'm not sure it’s something I can negotiate. Stripping, re-shingling, flashing/skylights was included as part of our renovation contract price, so not specifically enumerated; the resheathing is an add given conditions so requires a change order.
